Project overview
On Centrumeiland (IJburg) in Amsterdam, a unique Collective Private Commissioning (CPO) project is taking shape where future residents will jointly develop a distinctive and sustainable residential building. Plot 03-02 will host a small-scale apartment building with up to 20 homes, located in an innovative, green urban neighborhood. The project combines the vibrancy of city living with space, water, and architectural freedom: residents collaboratively design their building, with strong attention to quality, sustainability, and an active relationship between the building, the street, and the surrounding community.
The project leaves room for residents' own ideas—from sustainable energy solutions to shared facilities—within an inspiring group of future neighbors. With a shared inner garden, a largely car-free environment, and the option to combine living and working at home, this is not just about building apartments, but about creating a forward-looking place where residents shape their living environment together.

Our sustainability vision focuses on circular construction and a low CO₂ impact. The building will be developed using a hybrid timber structure (CLT and timber frame), which produces significantly lower emissions than concrete while storing CO₂ in the material itself. We are designing the building to be flexible and demountable, so that homes can easily be adapted in the future. We aim for clear sustainability targets: an MPG below 0.7 (ambition: 0.5), embodied carbon emissions ≤240 kg CO₂/m², at least 30% reused or renewable materials, and a high degree of disassemblability (>55%).
The energy concept starts with a well-insulated and airtight building envelope using biobased insulation materials such as flax and hemp, resulting in an energy-efficient, low-tech building with a comfortable indoor climate and minimal installations. The roof combines solar panels, greenery, and outdoor space, while green roofs and facades provide cooling, biodiversity, and rainwater retention. Rainwater is collected through infiltration systems and storage beneath the building, and reused for purposes such as toilet flushing and garden irrigation. In the outdoor areas, we deliberately choose native planting that supports bees, butterflies, and other local species, contributing to a climate-resilient and nature-inclusive living environment.
Founders
We are a group of friends in our early thirties living in Amsterdam who are ready to take the next step: creating a place where we can settle long-term and build our future. Sustainability is central to how we think and live, and we want our homes to reflect that. Most of us have been connected to Amsterdam for many years—some born and raised here, others who have made the city their home—and we want to stay close to the people and communities that matter to us. At the same time, we are looking for more space, nature, and a healthier living environment where we can grow as a community and eventually raise families.
What brings us together is a shared spirit of collaboration and creativity. We enjoy spending time together—cooking, playing games, making music—and we want our building to reflect that same sense of openness and connection. We imagine shared spaces where neighbors can meet, organize activities, exchange ideas, and contribute to the life of the building and the neighborhood. We are gradually expanding the group with people who share our values around sustainability, community, and long-term commitment, creating a diverse but like-minded group of future residents who want to build not just a building, but a vibrant and welcoming place to live.
